Commercial Fit-Out — Complete Electrical Package for a London Office
The full electrical package on a 3,500 sq ft office refurbishment — new distribution board, power and containment, an energy-efficient LED lighting scheme, 48 Cat6 data outlets and BS 5266 emergency lighting — delivered in three weeks alongside the main contractor's programme.
The brief
A growing professional services firm had taken a lease on a tired 3,500 sq ft office floor and needed it transformed into a modern workspace for forty staff — on a fixed move-in date. The existing installation was twenty years old: fluorescent tube lighting, insufficient power for a modern desk layout, no structured cabling worth keeping, and emergency lighting that failed its first test.
We were appointed to deliver the complete electrical package under the main contractor: distribution, small power, lighting, data and life-safety systems, coordinated with partitioning, flooring and decoration trades on a three-week electrical programme.
What we delivered
A new three-phase distribution board replaced the ageing board, with circuits designed around the new floor plan — desk clusters fed by floor boxes, dedicated supplies for the kitchen and comms room, and spare ways for future growth.
Lighting was replaced throughout with a suspended LED panel and linear scheme, zoned so meeting rooms and breakout areas switch and dim independently. Emergency lighting was designed and installed to BS 5266 with maintained exit signage and monthly-test key switches.
Alongside the power, we installed 48 Cat6 outlets back to a new comms cabinet — every link tested and labelled — plus PoE drops for WiFi access points and door entry. Because power and data ran through coordinated containment installed by one team, there were no clashes and no waiting between trades.
The Result
The electrical package finished on programme, the firm moved in on the date printed on their lease, and the handover pack — Electrical Installation Certificate, emergency lighting certificate, data test results and as-fitted drawings — went to the landlord and the tenant's insurers without a single query.
