Who needs an EICR and when?

Landlords

Legally required every 5 years (or at change of tenancy) under the Electrical Safety Standards in the Private Rented Sector Regulations 2020. Failure to comply carries fines of up to £30,000.

Homebuyers

Strongly recommended before exchange. An EICR identifies safety issues the building survey won't flag — and gives you leverage on the purchase price if remedial work is needed.

Home sellers

A valid EICR is increasingly expected by buyers. Having one ready can speed up the sale and prevent renegotiation at the last minute.

Homeowners (every 10 years)

Recommended by the IET for all domestic properties, regardless of age, to confirm the installation remains safe.

Commercial premises

Required every 5 years (or more frequently for high-risk environments). We carry out commercial EICRs for offices, retail units and industrial premises.

What happens during an EICR inspection?

Frequently Asked Questions

How long does an EICR take?

For a typical 3-bedroom domestic property, an EICR inspection takes 3–4 hours. Larger properties, HMOs, and commercial premises take longer — we can give you an accurate estimate when you book.

What is the difference between C1, C2, C3, and FI codes?

C1 means immediate danger — remediation is required before the property can be used safely. C2 means potentially dangerous — remediation is required but not immediately. C3 is an improvement recommendation — no legal obligation to act, but advisable. FI means further investigation is required to establish whether an issue exists.

Does my property fail if it gets a C2?

An EICR does not "pass" or "fail" in the traditional sense — it issues a Satisfactory or Unsatisfactory result. Any C1 or C2 code results in an Unsatisfactory report. Landlords must have C1 and C2 issues remediated within 28 days (or before tenancy begins).

Can you fix any issues found on the same day?

In most cases, yes. Our engineers carry common parts and can remediate standard C1 and C2 findings — such as damaged sockets, missing earth bonding, or worn cable insulation — on the same visit. We quote separately for any remedial work before starting.

Do I need to be present during the inspection?

You or a responsible adult must be present to provide access to all areas and the consumer unit. The inspection is non-invasive and you do not need to be in the same room throughout.
